Document of record
PLAD homes are steel framed, site built structures. They are not manufactured (HUD-code) homes and not chassis mounted units. Every home goes up on a permanent, engineered foundation at your address and is permitted and inspected under the Florida Building Code, the same as any other site built house.
Construction Type & Materials Letter, signed by our CEO and written for building departments. It also prints inside every PLAD proposal.
Engineering certification
Swartz Consulting Engineers LLC certifies that OMNI style ADU and AURA modular units, combined with light gauge steel trusses and SprayRock Gunite cladding, are designed to meet the Florida Building Code, Building 8th Edition (2023 FBC), for vertical and lateral force resisting systems in single story structures — including the High Velocity Hurricane Zone (HVHZ) requirements for Miami-Dade and Broward counties. The system is designed to resist wind speeds up to 185 mph at Exposure D. With hurricane shutters or impact rated windows, the building envelope meets the TAS 201, 202 and 203 impact testing protocols.
